Junior ADUs up to 500 square feet suit the smaller bungalows of Old Torrance: carve a compact unit from existing living space for family or a modest rental at a low entry cost.
A few practical notes for Torrance projects. The city’s Community Development Department processes ADUs under California’s ministerial (by-right) approval framework — compliant projects cannot be subjected to discretionary hearings, required side and rear setbacks are capped at 4 feet, and there is no owner-occupancy requirement for standard ADUs (junior ADUs require a recorded deed restriction). Properties in the Old Torrance area can carry historic considerations, so we confirm the applicable review requirements during feasibility.
Rental demand across the South Bay is deep: aerospace and manufacturing employers, Honda’s North American headquarters, the Torrance Memorial and Harbor-UCLA medical corridors, and refinery-area industry all keep the renter pool strong. On the construction side, pre-1960 homes often need electrical panel upgrades before a second unit is added, and older sewer laterals near the coast deserve an inspection before tying in a new unit.
