A one-bedroom ADU renting for $2,500 a month pays $30,000 a year.
Stop leaving thirty thousand dollars a year sitting in your backyard. That is not a slogan — it is arithmetic. Here is the rental math for a California ADU, line by line.
The One-Line Math
- $2,500 a month — what a one-bedroom ADU can rent for in many California markets.
- $30,000 a year — $2,500 times twelve months.
- $150,000 in five years — from land you already own, with no second property to buy.
Is $2,500 a Month Realistic?
It depends on where you live, and we will run your actual neighborhood numbers before you build. Across much of Southern California, one- and two-bedroom ADUs commonly rent in the $2,000 to $2,800 a month range — higher in coastal and high-demand areas, lower in some inland markets. Size, a private entrance, in-unit laundry, and finish quality all move the number. A detached one-bedroom with real privacy rents like a small house, because that is what it is.
What Owners Do With the Income
- Cover the ADU payment — in many cases the rent covers most or all of the monthly cost of building the unit.
- Offset the mortgage — rental income applied to your main home’s payment every month.
- Fund retirement — a paid-off ADU is a monthly check that does not depend on the stock market.
- Or skip the rent entirely — house family in the unit and the “return” is keeping the people you love close, in their own home.
The Honest Fine Print
The $30,000 figure is gross rent. Budget for vacancy between tenants, maintenance, insurance, and property tax on the added improvement value, and the net is lower — still substantial, and it arrives every month for as long as you own the property. California ADUs are long-term rentals: state law requires rental terms longer than 30 days, so plan on a real tenant, not nightly guests — see our Can I Airbnb My ADU? guide. And a permitted ADU does double duty: the same unit producing rent is also raising your home’s value while it pays you.
