The city’s Community Development Department processes ADUs under California’s ministerial (by-right) approval framework — compliant projects cannot be subjected to discretionary hearings, required side and rear setbacks are capped at 4 feet, and there is no owner-occupancy requirement for standard ADUs (junior ADUs require a recorded deed restriction). Because industrial districts sit close to the residential blocks, an early zoning check is standard — we confirm the parcel’s residential eligibility during feasibility.
Rental demand is driven by the city’s central valley location, employment along the 60 and 10 corridors, and nearby campuses including Cal State LA and Rio Hondo College.
