San Juan Capistrano is horse country, mission history, and some of the largest residential lots in south Orange County — and all three shape how ADUs get built here. Where much of coastal Orange County is working with 5,000-square-foot infill lots, many San Juan Capistrano properties offer half-acre or larger parcels with room for a genuinely spacious detached unit. That land is the city's biggest ADU advantage, and we design to use it well.
The city's Development Services Department handles ADU review through its Planning Division, and the framework will be familiar: state law guarantees detached ADUs up to 1,200 square feet, four-foot side and rear setbacks, no owner-occupancy requirement, and ministerial by-right approval. On a large lot, the question is rarely whether an ADU fits — it is where to place it for privacy, sun exposure, utility runs, and future flexibility. We walk the property with you and lay out two or three siting options before any design work starts, because placement on a big parcel is a decision you will live with for decades.
Equestrian properties deserve their own note. Barns, stables, and tack rooms can sometimes be converted to living space, but conversions of agricultural structures involve building-code questions — fire separation, egress, sanitation — that a standard garage conversion never raises. We evaluate each outbuilding honestly: some are excellent ADU candidates, and some are better left as barns while a new detached cottage goes up nearby. Either way, you get a straight recommendation, not a sales pitch for the more expensive option.
The historic Los Rios district and the mission area carry design expectations that newer tracts do not. If your property falls within a historic overlay or a design-review area, we confirm the applicable standards with the Planning Division early and design the ADU's massing, roofline, and materials to complement the main house. This is one of the cities where an experienced local design-build team earns its fee: a plan that respects the neighborhood character clears review faster than one that fights it.
Hillside parcels in the eastern part of the city add grading and drainage to the scope. Our crews assess slope, access for equipment, and retaining needs during feasibility, and the structural engineering reflects actual site conditions rather than assumptions. Septic is rare here — most of the city is on sewer — but where a property is not, we address wastewater capacity before design, not during plan check.
