Orange is one of the few Orange County cities where a single ADU project can mean very different things depending on which side of town you are on. Around Old Towne, the streets are lined with bungalows, Craftsman homes, and 1920s-era cottages on modest lots, while east and north Orange hold postwar ranch tracts and larger parcels where a detached backyard cottage is a realistic fit. We design every project around that neighborhood reality, because an ADU that makes sense next to the Plaza is not the same ADU that makes sense near Santiago Canyon.
For homeowners near the historic core, the most common paths we see are garage conversions and junior ADUs. A detached garage converted to a one-bedroom unit keeps the street-facing character of the property intact, and state law is clear that a city cannot burden a garage conversion with replacement parking requirements. Junior ADUs, created entirely within the walls of the existing home, are another strong option in older homes with generous floor plans, though they do require a recorded deed restriction, so we walk clients through the tradeoffs before committing.
On larger lots in east Orange, detached ADUs up to 1,200 square feet are typically the best value. State law sets the floor: four-foot side and rear setbacks, no owner-occupancy requirement, and ministerial, by-right approval. The City of Orange's Planning Division administers local standards on top of that framework, and for properties in or near historic districts, design review may apply, so we confirm early whether your parcel triggers any additional review. If it does, we handle it — we prepare plans with the district's character in mind from the first sketch rather than discovering a conflict at plan check.
Parking is one of the questions we answer most often in Orange. State law limits what a city can require, and properties near transit — including the Metrolink station and major bus corridors — can often be exempt from additional parking altogether. Older housing stock also brings practical construction considerations: 80- and 100-year-old homes can have legacy wiring, aging panels, and sewer laterals that need attention before an ADU ties in.
