Ontario is two cities in one, and both are fertile ground for ADUs. In the historic core and the older tracts, garage conversions and detached backyard cottages are the natural moves. Deep lots, alley-adjacent garages, and older homes with room behind them are exactly the raw material state ADU law was written for: detached units up to 1,200 square feet, approvable by right with four-foot side and rear setbacks, no owner-occupancy requirement, and ministerial review. State law also now generally prevents replacement-parking requirements when a garage is converted to a home, which clears the path for Ontario's enormous stock of detached garages. In the historic districts along and near Euclid Avenue, design compatibility matters — our plans match the main home's style so the unit reads as an original part of the property.
In the newer southern communities, the opportunity is different: young families in 2,500-plus-square-foot homes with a spare bedroom wing are ideal junior ADU candidates. A 500-square-foot JADU with a private entrance and small kitchen gives an aging parent or an adult child genuine independence at a fraction of the cost of new construction — and because it's carved from existing space, the timeline is shorter too.
The City of Ontario's Planning Department (Community Development Department, PlanningCounter@ontarioca.gov, 909-395-2036) administers ADU review, and the city maintains a pre-approved ADU plan program — a vendor-based process where standard plan sets earn city pre-approval for reuse by homeowners. When a pre-approved design suits your lot and goals, it can compress the design phase; when it doesn't, we design custom and carry the project through standard review.
