Garage conversions are the Sand Section’s answer: those alley-accessed garages convert into studios and one-bedrooms without touching the street frontage, and state law generally blocks replacement-parking demands. The vertical, view-conscious character of the west side means attached additions are rare — privacy and sightlines rule, and we respect both.
Junior ADUs up to 500 square feet fill an important niche in Manhattan Beach, especially in the Sand Section where the lot is too small for anything freestanding. Carving a legal unit from existing space — a bedroom, a bath, a kitchenette — gives homeowners a low-cost entry point in one of the county’s most expensive markets. State law requires a recorded deed restriction for JADUs but no owner-occupancy for standard ADUs, so a detached or converted unit can be rented to long-term tenants freely.
A few practical notes for Manhattan Beach projects. Permits run through the City of Manhattan Beach’s Community Development Department under the state ministerial framework: by-right approval, 4-foot side and rear setbacks, no discretionary hearings for compliant projects. Local wrinkles worth knowing: the Manhattan Village area has HOA architectural review that can add a parallel approval step, portions of the city sit in the coastal zone where additional review can apply, and we confirm during feasibility which overlays touch a given parcel. Older beach cottages may need panel and sewer lateral evaluations — vintage housing, vintage infrastructure.
Rental demand in Manhattan Beach is about as strong as it gets — beach employment, the El Segundo aerospace corridor next door, and a tenant pool that will pay for walk-to-the-sand living keep small units leased quickly. The Sepulveda and Rosecrans corridors put the whole South Bay within reach, and the city’s walkable downtown makes car-free living realistic. For families, the calculus is different: a unit for an adult child or a parent in a neighborhood where buying a second home simply is not an option.
