Which type fits depends entirely on the parcel’s real constraints: slope, access, septic capacity, and view corridors. A steep lot with a long canyon driveway might favor a JADU or a conversion over a detached build with grading headaches; a flat parcel with room to spare is the classic detached candidate. Permitting in Malibu deserves a clear-eyed paragraph. ADU plans go through the City of Malibu’s Planning Department, and California’s ministerial by-right framework applies — but much of the city sits in the coastal zone, so a coastal development permit can be part of the approval sequence alongside the ADU permit. We confirm the coastal and environmental review path during feasibility rather than assuming. Add high fire-severity zones across much of the city, septic system review for the added bedroom count, and hillside grading considerations on the canyon lots. Malibu rewards patience and punishes assumptions, so we map every approval before design starts.
The practical construction notes are Malibu-specific too: fire-rated assemblies and defensible-space requirements in the high-severity zones, septic capacity evaluated before a single line is drawn, and access logistics on narrow canyon roads that affect staging and deliveries. Rental demand barely needs explaining — the coast, the employment corridor along Pacific Coast Highway, and the sheer scarcity of legal smaller units keep Malibu ADUs occupied. And for many owners, the unit’s job is simpler: space for family or staff, steps from the main house, without leaving the property they love.
