On the larger lots — the foothill-adjacent streets in the north and the deeper parcels in the newer tracts — a full-size detached ADU up to 1,200 square feet is often feasible. These parcels have the rear-yard depth for a true backyard cottage with private outdoor space, designed to sit comfortably alongside the main home. ADU permitting runs through the City of La Verne’s Community Development Department, and California’s ministerial (by-right) approval process applies — a compliant project cannot be subjected to discretionary hearings. State law caps required side and rear setbacks at 4 feet, bars owner-occupancy requirements for standard ADUs, and requires a recorded deed restriction for JADUs. The genuinely local wrinkles are the foothill fire-severity zones in the north, which we confirm during feasibility, and the historic character of Old Town, where we check design-compatibility expectations early on older properties.
