State law caps required side and rear setbacks at 4 feet, bars owner-occupancy requirements for standard ADUs, and requires a recorded deed restriction for JADUs. The practical local note is infrastructure age: many of the city’s 1950s–60s homes are on original service panels and aging sewer laterals, so we typically evaluate both during the feasibility visit before design is finalized.
