Detached ADUs are selective but real in Inglewood. Corner lots and the deeper parcels in neighborhoods like Morningside Park can carry a compact detached unit under the state’s 4-foot side and rear setbacks, though on most Inglewood lots the right detached option is a smaller cottage that preserves usable yard. Junior ADUs up to 500 square feet, carved from existing living space, give homeowners the lowest-cost entry point — an in-law suite, a home office with a kitchenette, or a modest rental.
ADU permitting runs through the City of Inglewood’s Planning Division, and California’s ministerial (by-right) approval process applies — a compliant project cannot be subjected to discretionary hearings. State law caps required side and rear setbacks at 4 feet, bars owner-occupancy requirements for standard ADUs, and requires a recorded deed restriction for JADUs. The practical local wrinkle is infrastructure age: much of Inglewood’s pre-1960s housing stock still runs on original service panels and aging sewer laterals, so we typically evaluate both during the feasibility visit before design is finalized.
Rental demand in Inglewood is exceptional by any measure — stadium and arena event employment, hospitality jobs along Century Boulevard, LAX proximity, and the K Line stations at Downtown Inglewood and Fairview Heights all feed a tenant pool that keeps well-built small units leasing fast.
