Brentwood grew from Delta farmland into East County’s family hub, and both eras are visible in its housing stock. The older core near downtown holds vintage homes and farmsteads on generous parcels, while master-planned communities like Summerset and Trilogy added large newer tract homes on wide suburban lots. Around the edges, working orchards, cherry stands, and estate parcels keep an agricultural feel along corridors like Brentwood Boulevard and the Marsh Creek area. Larger lots are Brentwood’s signature advantage — many parcels have the depth and width to carry a full-size detached ADU without crowding the main house.
On Brentwood’s bigger parcels, detached ADUs up to 1,200 square feet are often the natural choice. These lots commonly have rear yards deep enough for a true backyard cottage with private outdoor space, and the four-foot state setback caps keep side yards workable even on narrower parcels. We design these units for multigenerational families — a parent in the main house and an adult child or grandparent in the ADU is a pattern we see often in Brentwood — as well as for long-term rental income.
In the master-planned neighborhoods, garage conversions and attached additions tend to fit better. Many of these homes have large three-car garages, and converting part or all of a garage into living space is one of the least disruptive ways to add a unit — under state law, cities generally cannot require replacement parking for converted garages. Junior ADUs up to 500 square feet are another strong option: carving a suite from existing living space gives homeowners a low-cost entry point with minimal exterior change. State law prohibits owner-occupancy requirements for standard ADUs, so most Brentwood projects can be rented to long-term tenants.
Permits run through the City of Brentwood’s Community Development Department under California’s ministerial (by-right) process — compliant ADU plans cannot be subjected to discretionary review. A genuine local wrinkle: estate and agricultural-edge parcels may have wells, septic systems, or county-level overlays, so we confirm utility and jurisdiction details during feasibility. Some perimeter parcels also sit near active farmland, where setbacks from agricultural operations can shape placement. We sort all of this out before design is locked.
Brentwood’s commuter profile is straightforward: residents head west on Highway 4 toward Concord, Walnut Creek, and the 680 corridor, or catch eBART from nearby Antioch. That commuter demand, plus the city’s growth and relative affordability, keeps well-built ADUs in steady demand. On the older farmstead stock we pay special attention to electrical panels and well/septic capacity; on newer tract homes the review is usually simpler.
