In the larger homes of the Flats and Trousdale, junior ADUs up to 500 square feet carved from existing living space offer a discreet, low-disruption option.
Attached additions suit properties where the main home’s massing leaves a workable side or rear yard. State law prohibits owner-occupancy requirements for standard ADUs, and the ministerial (by-right) process applies — a compliant project cannot be pushed into discretionary hearings. That said, Beverly Hills is known for careful design review, so we confirm the city’s compatibility expectations during feasibility.
Projects run through the City of Beverly Hills Community Development Department. State law caps required side and rear setbacks at 4 feet, and junior ADUs require a recorded deed restriction. The local wrinkles are the hillside — Trousdale and the streets north of Sunset can fall in fire-severity zones, where defensible-space and ember-resistant detailing shape design — and architectural review, where the unit’s exterior needs to sit comfortably beside the main home.
Beverly Hills’ own business district plus nearby Century City and the Westside employment corridor keep demand for high-quality rentals and guest quarters steady. The under-construction Metro D Line extension will add rail access along Wilshire.
