The housing stock is the newest and most uniform in the county: 1990s- and 2000s-era tract subdivisions and planned communities, with townhomes and single-family homes on modern, predictable lots. The city’s edges touch Napa River wetlands and open space. There is little of the historic or rural stock found elsewhere in Napa County — this is a commuter suburb, and its ADU playbook reflects that.

The tract stock makes a detached ADU of up to 1,200 square feet straightforward on the roomier lots. Modern subdivisions typically offer the side-yard access and rear-yard depth for a true backyard cottage, well-suited to multigenerational living or long-term rental. On tighter lots, a garage conversion is the natural path — an attached two-car garage becomes a one-bedroom ADU without new setback conflicts.
