Tiburon occupies the tip of the Tiburon Peninsula — a bayside town of hillside view estates, a walkable downtown around Ark Row and Main Street, and residential streets like Paradise Drive tracing the shoreline toward Belvedere. The housing stock runs from historic waterfront buildings downtown to large contemporary homes terraced above the bay, and most parcels trade on privacy and outlook. Lots tend to be sloped or carefully landscaped, with flat buildable ground at a premium. Like its peninsula neighbors, Tiburon rewards ADU designs that work with the terrain and the existing home rather than against them.
The most common Tiburon ADU paths are attached additions and junior ADUs. Many of the town’s larger homes have the floor area to yield a JADU of up to 500 square feet — a lower level, a guest wing, or space above a garage — creating a legal unit with no new grading and no view impacts. Attached additions suit properties where a modest expansion can capture bay light while staying within the home’s established footprint and rooflines. Detached ADUs up to 1,200 square feet are feasible on the flatter parcels near downtown and along the lower stretches of Paradise Drive, where lot geometry supports clean setbacks.
Garage conversions fit Tiburon’s stock well. Tuck-under and detached garages on already-graded pads convert into finished one-bedroom ADUs without the excavation a new hillside structure would require, and under state law the town generally cannot require replacement parking for a converted garage. State law also prohibits owner-occupancy requirements for standard ADUs, so most Tiburon ADU projects can be rented to long-term tenants without the homeowner living on site — useful for estate caretaker quarters as well as income units.
Permits run through the Town of Tiburon Community Development Department, and California’s ministerial (by-right) approval applies — a compliant ADU cannot be subjected to discretionary hearings. State law holds required side and rear setbacks to 4 feet, and JADUs require a recorded deed restriction. Local wrinkles we confirm during feasibility include hillside and fire-severity-zone requirements across much of the peninsula, design review sensitivity around view corridors and the historic downtown character, and steep-slope grading and drainage review. Older homes typically need electrical panel and sewer lateral evaluations before design begins.
Rental demand on the peninsula is driven by desirability and access: the Tiburon Ferry offers a direct San Francisco commute, Tiburon Boulevard connects to the 101 corridor, and downtown’s shops and restaurants anchor local employment. Multigenerational households, downsizers staying in the community, and professionals seeking a ferry commute all compete for well-built units. For the older hillside stock, we plan early around panel capacity, lateral condition, and any shoring the slope requires — the practical groundwork behind a smooth Tiburon ADU build.
