San Juan Bautista is a small, walkable historic mission town in San Benito County, built around the Mission San Juan Bautista and the Third Street historic district. The housing stock is genuinely old California: adobe-era and Victorian-era homes, early-1900s cottages and bungalows, and a compact street grid where most residential lots are small by modern standards. There is very little newer subdivision development inside the city — the town has deliberately kept its historic scale. That means ADU projects here are almost always about working within the existing footprint or adding small, carefully designed detached units behind historic homes.
Garage conversions and junior ADUs are the most natural fit for San Juan Bautista’s small lots and historic homes. Many properties have detached garages, sheds, or rear outbuildings that convert into comfortable small units without altering the home’s historic street frontage. Junior ADUs up to 500 square feet inside the existing house are the lowest-construction path of all — popular for rental income or for keeping family close. Because the town’s historic character is its economic lifeblood, keeping new work behind or within existing structures is both good neighborliness and usually the smoothest permitting path.
Detached ADUs are possible on the town’s larger or deeper lots, typically as compact one-bedroom cottages that stay well under the state’s 1,200-square-foot cap. These work best when sited at the rear of the lot, designed with rooflines and materials that echo the main house — wood siding, simple gable roofs, and restrained detailing that suit the mission-town setting. On the rural parcels just outside the city limits, detached units get more room and can serve as worker housing for the surrounding agricultural operations or as long-term rentals.
Permitting runs through the City of San Juan Bautista’s planning process at city hall. The state ADU framework applies: ministerial by-right approval, 4-foot side and rear setbacks, no owner-occupancy requirement for standard ADUs, and a recorded deed restriction for junior ADUs. The local wrinkle that matters most here is historic review — the mission area and Third Street historic district receive genuine scrutiny on exterior changes, so we design accordingly and confirm review triggers with the city during feasibility. Given the small size of the planning staff, we also allow realistic timelines for review cycles.
San Juan Bautista’s rental demand comes from its position between Hollister’s growth and the Monterey Bay tourism economy. Mission visitors, hospitality workers, and agricultural employees all need housing, and the town’s tiny housing supply means well-kept rentals stay occupied. Many homeowners build ADUs for family first — aging parents, adult children — with rental income as the second benefit. On the practical side, these very old homes often need electrical panel upgrades to support a second dwelling, and adobe-era or early wood-frame structures can need foundation evaluation before we plan any attached work. We document all of it during the site evaluation.
