ADU Construction in Rancho Cordova, CA

Rancho Cordova grew up as Sacramento’s east-side suburb, and its housing stock is a walk through the second half of the 20th century: 1960s and 70s ranch tracts along Folsom Boulevard and Sunrise Boulevard, later subdivisions spreading toward the American River, and newer development rising around the city that incorporated in 2003. The lots are the story here — many are comfortably wide with deep backyards, the kind of parcels where a detached backyard cottage fits without any creative gymnastics. Closer to the Highway 50 corridor and the older apartment stock, density rises and the ADU math gets tighter.

For the ranch tracts, the detached ADU up to 1,200 square feet is the project we build most. The state’s four-foot side and rear setbacks are easy to satisfy on these lots, and a one- or two-bedroom cottage behind the main house is the classic Rancho Cordova ADU. On homes where a detached unit doesn’t quite fit — narrower side yards, pool taking up the rear — attached additions are the backup plan: a side-yard addition for a parent or a returning family member keeps the project connected and permitted.

Garage conversions are a Rancho Cordova staple. These ranch homes often have two-car garages that long ago became storage, and converting one into a studio or one-bedroom unit is one of the cleanest projects we do. State law protects the conversion — the city cannot require replacement parking for the garage you convert — and the unit receives the same ministerial, by-right review as new construction. Junior ADUs up to 500 square feet, built entirely inside the existing home, round out the options; they carry a recorded deed restriction, which we explain in full before any client commits.

Permitting runs through the City of Rancho Cordova’s Planning Department, with the state framework doing the heavy lifting: by-right approval, four-foot setbacks, no owner-occupancy requirement for standard ADUs. One genuine local note: parts of the city sit near the American River floodplain and historic mining-dredge terrain, so on certain parcels we confirm floodplain mapping and soils conditions during feasibility. We do that before plans are drawn, not at plan check, so the design reflects the lot from day one.

Demand here is fed by the Highway 50 employment corridor — the business parks, the growing city center, and easy commutes both into Sacramento and toward Folsom. Multigenerational households are common in these tracts, and a backyard cottage answers the parent’s-independence question better than any main-house remodel. The practical construction notes are mid-century basics: aging panels that may need an upgrade to carry a second unit, older plumbing runs, and garage slabs and framing that need a professional evaluation before conversion. Our own licensed crews handle the electrical, plumbing, and structural review of the existing home as part of every project.
