Morgan Hill is South County’s growth story: a historic downtown along Monterey Road, surrounded by newer master-planned neighborhoods, with El Toro rising to the east and agricultural land stretching south. The housing stock mixes older ranch homes near downtown, 1990s-and-newer tract homes in the planned communities, and rural-edge properties with acreage. Lots here are often larger than in the urbanized South Bay, which gives Morgan Hill homeowners a wide range of ADU options.
On the city’s larger parcels — the rural-edge lots and the bigger tract lots in the planned communities — a detached ADU up to 1,200 square feet is frequently the best build. A true backyard cottage with its own entry, parking, and outdoor space works for multigenerational families, long-term renters, or housing for ranch and agricultural help. These lots typically have the rear-yard depth to place the unit without crowding the main home, and state law’s 4-foot side and rear setbacks keep the building envelope workable.
Garage conversions are the go-to path in Morgan Hill’s tighter tract neighborhoods. Converting an existing two-car garage into a one-bedroom ADU keeps the project within the current footprint, avoids new setback conflicts, and — under state law — generally cannot trigger replacement parking requirements. Near downtown’s older homes, a junior ADU of up to 500 square feet carved from existing living space is another smart fit: a suite for an aging parent or a modest rental. State law prohibits cities from requiring owner-occupancy for standard ADUs, so most Morgan Hill ADU projects can be rented to long-term tenants without the homeowner living on site.
Morgan Hill’s Community Development Department reviews ADUs, and California’s ministerial (by-right) approval process applies — a compliant project cannot be routed into discretionary hearings. Junior ADUs require a recorded deed restriction, which we handle as part of the project. A few genuinely local notes: parcels near the eastern foothills can fall within fire-severity zones, which affects construction materials and defensible-space planning; newer planned communities often have HOAs whose architectural rules deserve an early read; and older homes near downtown may need electrical panel upgrades and sewer lateral camera inspections. We confirm all of this during feasibility, before plans are drawn.
Morgan Hill sits on the US-101 and Caltrain corridor into Silicon Valley, and that commute drives real rental demand — workers who want space and relative affordability without leaving the county. Downtown’s restaurants and shops, the city’s parks and trails, and the growing south-county employment base add local renters. A well-built ADU here serves commuters, extended family, and the agricultural community alike.
