McFarland is a growing farm town on Highway 99 between Delano and Bakersfield, where older residential blocks near the town center meet newer subdivisions on the outskirts. The housing stock reflects that growth arc: mid-century ranch homes on roomy lots close in, and 1990s-to-2000s tract homes with standard side yards on the newer streets. Across both eras, lots run generous by valley standards, and ADUs fit naturally.
Detached ADUs up to 1,200 square feet are the strongest option on McFarland’s older, deeper lots. A one- or two-bedroom cottage placed in the rear yard keeps its own entrance, parking, and outdoor space — a real second home on the property that works for rental income or for keeping extended family close. The flat valley terrain keeps siting simple, and the 4-foot state setback cap leaves plenty of usable yard.
In the newer tract neighborhoods, garage conversions and attached additions often make more sense. Converting a two-car garage into a one-bedroom ADU avoids new foundation work and fits the tighter setbacks of modern subdivisions; under state law, replacement parking generally cannot be required. Junior ADUs up to 500 square feet are a smart fit in the tract homes too — a compact, self-contained unit carved from existing living space for a parent or a young adult.
McFarland ADU permits are reviewed by the city’s Community Development department under California’s ministerial (by-right) process — compliant plans get approved on their merits, without discretionary hearings. State law caps side and rear setbacks at 4 feet and bars owner-occupancy requirements for standard ADUs (JADUs require a recorded deed restriction). Newer subdivisions sometimes carry HOA rules, so we check CC&Rs during feasibility even though state law sharply limits what HOAs can block on ADUs.
Rental demand in McFarland draws from farm labor and packing operations along the 99 corridor plus Bakersfield commuters heading south each morning. Clean, affordable units lease steadily to that workforce. On the practical side, the town’s newer tracts usually have modern electrical service that accommodates a second unit with modest upgrades, while the older central homes may need panel and sewer-lateral evaluation — a standard part of our site check.
