Los Gatos blends small-town character with serious Bay Area home values, and its housing stock runs the full range. Downtown’s walkable core around North Santa Cruz Avenue is flanked by historic neighborhoods like the Almond Grove, with prewar cottages and bungalows on smaller lots. North of Highway 17, postwar tracts such as Belwood offer classic ranch homes on rectangular parcels. To the east and south, the hills climb into estate properties with acreage, oaks, and views. Each of these pockets points to a different ADU strategy.
In the flatland tracts and the neighborhoods around downtown, garage conversions are among the most popular ADU routes. Converting an attached or detached two-car garage into a one-bedroom unit keeps construction within the existing footprint, avoids new setback conflicts, and — under state law — generally cannot trigger replacement parking requirements. On the larger flatland lots, a detached ADU up to 1,200 square feet is frequently feasible: a true backyard cottage with private outdoor space that suits multigenerational living or long-term rental. Junior ADUs of up to 500 square feet, carved from existing living space, give owners of the town’s smaller historic homes a lower-cost entry point. State law prohibits cities from requiring owner-occupancy for standard ADUs, so most of these units can be rented to long-term tenants without the homeowner living on site.
In the hillside areas east and south of town, detached ADUs take a different form: guest houses, caretaker units, or pool-house conversions sited to work with the slope rather than against it. These parcels have the room, but grading, drainage, and access drive the design. Whether the lot is a flat Belwood parcel or a hillside estate, we start with a real feasibility review so the design responds to the actual site.
Los Gatos’ Community Development Department reviews ADUs, and California’s ministerial (by-right) approval process applies — a compliant project cannot be subjected to discretionary hearings. State law caps required side and rear setbacks at 4 feet, and junior ADUs require a recorded deed restriction, which we prepare as part of the project. The genuinely local wrinkles: hillside properties can fall within fire-severity zones, which affects building materials, vents, and defensible-space planning; the historic Almond Grove district deserves early attention to design compatibility; and older homes near downtown often need electrical panel upgrades and sewer lateral camera inspections before a second dwelling is added. We confirm all of this during feasibility, before plans are drawn.
Rental demand in Los Gatos is strong on two fronts: professionals working at nearby employment centers, including Netflix’s headquarters in town and the broader Silicon Valley job market, and the lifestyle draw of downtown’s restaurants, the Los Gatos Creek Trail, and Vasona Lake County Park. Families also build ADUs to keep aging parents close in a town they don’t want to leave. A clean, well-permitted unit here serves income goals and family needs alike.
