Dos Palos is a small dairy town in southern Merced County at the junction of Highways 33 and 152, the county’s southern gateway toward the San Luis Reservoir country. The housing stock is modest and practical: older bungalows and cottages in the historic neighborhoods near downtown, postwar ranch homes through the established residential areas, and a small ring of newer affordable subdivisions. Lots are large and flat by any standard — exactly the ground where a full-size detached accessory dwelling unit shines.
On Dos Palos’s larger parcels — the postwar ranch homes and the newer subdivisions — a detached ADU up to 1,200 square feet is the best use of the land. The flat, deep lots take a freestanding cottage easily, and in a town this size the backyard privacy of a detached unit is the selling point for renters and extended family alike. We lay out detached designs to respect the state-mandated 4-foot side and rear setbacks and keep a sensible separation from the primary dwelling.
The older farmhouses and bungalows near downtown offer a different route: many sit on oversized lots with older outbuildings, and a junior ADU (JADU) carved from existing living space — up to 500 square feet — gives homeowners a low-cost entry point, whether for an aging parent or a modest rental. Full garage conversions also work here, keeping construction simple and, under state law, generally free of replacement parking requirements.
Permitting runs through the City of Dos Palos’ planning and building departments, and California’s ministerial (by-right) approval process applies — a compliant project cannot be subjected to discretionary hearings. State law prohibits owner-occupancy requirements for standard ADUs, so most Dos Palos projects can be rented to long-term tenants without the homeowner living on site. Older homes in the central neighborhoods may need electrical panel and sewer lateral evaluations before design is finalized.
Rental demand in Dos Palos is driven by the surrounding dairy and agricultural employment, with the town serving the county’s southern farms and commuters along the Highway 152 corridor toward Los Banos. Whether the goal is monthly income, housing for family, or both, the math works when the unit is designed right and permitted correctly the first time.
