Dinuba is a small agricultural city on the west edge of Tulare County, surrounded by citrus groves, stone-fruit orchards, and the packing houses that employ much of the town. The housing stock runs from older farmworker-era bungalows and modest cottages around downtown and the Alta neighborhood to postwar ranch homes and newer tract subdivisions along the Highway 63 and Highway 180 corridors. Lots here are typically generous by Central Valley standards, which makes Dinuba one of the friendliest places in the county to build a full-size accessory dwelling unit.
On the larger parcels — the older ranch homes with deep backyards and the newer subdivisions on the north and west sides — a detached ADU up to 1,200 square feet is often the best play. These lots have the rear-yard depth for a true backyard cottage with its own outdoor space, and a detached unit gives renters or extended family privacy while staying separate from the main home. We lay out detached designs to respect the 4-foot state-mandated side and rear setbacks and keep a comfortable separation from the primary dwelling.
In the older, more compact neighborhoods near downtown Dinuba, garage conversions are the common path. Converting an existing one- or two-car garage into a one-bedroom ADU keeps the project simple, avoids new setback conflicts, and — under state law — generally cannot be burdened with replacement parking requirements. Attached additions are another solid option on the postwar ranch homes, extending the rear of the house to create a unit that shares the existing foundation and rooflines.
Permitting runs through the City of Dinuba’s planning and building departments, and California’s ministerial (by-right) approval process applies — a compliant project cannot be subjected to discretionary hearings. State law caps required side and rear setbacks at 4 feet and prohibits owner-occupancy requirements for standard ADUs; junior ADUs (JADUs) up to 500 square feet require a recorded deed restriction, which we confirm during feasibility. Older homes in the central neighborhoods may need electrical panel and sewer lateral evaluations before design is finalized.
Rental demand in Dinuba is steady and practical: packing-house and field employment, plus Dinuba’s position as a bedroom community for Reedley, Kingsburg, and the greater Visalia area, means well-built ADUs serve workers, young families, and multigenerational households. Whether the goal is monthly income, housing for family, or both, the math works when the unit is designed right and permitted correctly the first time.
